The problem, honestly

When rent is late, the standard playbook is a phone call, a letter and a wait for a bank transfer the tenant may not have the cash to make this week. What many of them do have is a credit card, and ordinary rent collection has no way to take one.

Our gateway does. You send a payment link; the tenant clears the arrears by card or open banking in one tap; the funds are confirmed and attributed the same day. Arrears stop being a chase and become a checkout.

Why a card closes arrears a transfer cannot

The tenant who has not paid is usually not refusing. They are waiting for money that arrives after your rent day.

A bank transfer can only move what is in the account today. A card moves a credit line, which is why the same tenant who cannot transfer until Friday can often clear the arrears on Tuesday. That is not a payments feature so much as a cash-flow one, and it is the reason arrears handled by link close in days rather than weeks.

It also changes the conversation. Chasing means asking somebody to do something they may not be able to do. Sending a link means offering them a way to do it now, which lands very differently on both sides.

Client money, and showing whose it is

Rent is not your money. The hard part is not knowing that, it is evidencing it at any moment to a client, an auditor or a redress scheme.

A pooled account with a reference column is a reconciliation exercise dressed up as a control. A named IBAN per tenancy makes the separation part of the account structure, so attribution happens on arrival and the audit trail is a by-product rather than a month-end rebuild.

Yes, and that is the point: card acceptance for rent is underwritten through the gateway like any other merchant activity, so a late payer can clear arrears with the card in their pocket rather than a transfer they keep postponing. How card costs are handled is agreed in your pricing before you go live.

Carefully, and we are precise about it: funds are held by the licensed institution you are matched with and safeguarded under FCA e-money rules. That is a different regime from your client-money duties as an agent, which stay governed by your regulator and CMP scheme.
